Re-Oiling & Floorcare
Keep your floor looking its best with re-oiling and re-coating in Epping - quicker and cheaper than sanding.
Re-oiling and floorcare in Epping
Most worn floors need maintenance, not a full sand. As long as the finish has not worn through to bare timber, a deep clean and fresh coat of oil or lacquer can bring the floor back to life in a day. Regular maintenance also means the floor needs sanding far less often, so the wood lasts longer.
Our floorcare services
We offer two maintenance services, depending on the finish on your floor:
Re-oiling - for oiled and hardwax-oiled floors: deep clean, light buff and a fresh coat of oil that soaks into the wood.
Lacquer re-coating - a light sand and new topcoat of lacquer for floors with dull walkways and fine scratches.
Re-oil, re-coat or full sand?
Maintenance works when the damage is in the finish. If you can see bare, grey or stained wood, deep scratches or dents, the floor will need a full floor sanding to get back to fresh timber. Any damaged boards are repaired first with our floor repair service. Our guide when to re-oil or re-coat helps you decide.
Benefits of regular maintenance
Fast - most rooms are done in a day
A fraction of the cost of sanding
Protects the timber and extends the life of the floor
Brings back colour and protection
Who our floorcare is for
We look after floors in family homes, rented flats, shops and offices. Busy public spaces benefit too, with maintenance coats booked into quieter periods. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Products we use
Our oils and lacquers are professional-grade products from trusted flooring manufacturers. All are low-VOC, low-odour and safe once cured. Matching the original product gives the best bond and the most even result. Tinted maintenance oils are available for stained floors.
Spot repairs and touch-ups
One of the big advantages of an oiled floor is that small areas can be repaired without touching the rest of the room. Local wear and light scratches can usually be treated on their own and blended into the surrounding floor. Lacquered floors are less forgiving, which is why we recommend re-coating the whole room rather than patches. Either way, we will tell you honestly what will give the best result.
If your floor has gone beyond maintenance, our repair team and sanding specialists can take it right back to fresh timber. Restoration work comes with our three-month service guarantee.

Common questions
How often do oiled floors need maintenance?
It depends on use, but typically every one to three years in hallways and kitchens.
Can a lacquered floor be re-oiled?
Only after a full sand. Lacquer seals the wood, so the old finish must be removed before oiling.
How long before I can use the floor?
Light foot traffic after a few hours; furniture after 24 to 48 hours and rugs after about a week.
Does maintenance hide scratches?
It hides light surface scratches in the finish, but deep scratches into the wood need sanding.

Questions about Re-Oiling & Aftercare
What does floor sanding cost per square metre?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Do you need to visit to give a price?
Often, yes. A few clear photos and the room sizes let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.
How many days does a typical job take?
A typical room takes one to two days, including finishing. Bigger floors and any repairs take a little longer, and we set out a clear schedule with your fixed quote.
Is the finish safe once it is dry?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
How often should an oiled floor be re-oiled?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Quieter rooms can go much longer. Our guide to re-oiling and re-coating helps you judge.
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
