Repairing original floorboards

Original pine floorboards are one of the best features of a period home, but a century of plumbers, electricians and furniture leaves its mark. Split ends, rotten sections near radiators, short patched pieces and boards that bounce underfoot are all common. We fix the floor properly first, so the finished result looks right and lasts.

Our floorboard repair work

  • Replacing split, rotten or badly cut boards with matched reclaimed pine

  • Re-fixing loose boards to stop creaks and movement

  • Replacing short patch pieces with full-length boards

  • Checking and reinforcing joists where boards have sagged

Finding the right timber

Floorboard widths and thicknesses vary from house to house, so off-the-shelf boards rarely fit. We use reclaimed boards wherever we can, cut and planed to suit, so the repair has the same age and grain as the rest of the floor. We then usually move on to a full floorboard restoration, sanding the floor back to fresh timber.

What about the gaps?

Wide gaps between boards let in draughts and collect dirt. Our gap filling service uses pine slivers or resin filler to close them. Because floorboards move with the seasons, gap filling is not covered by our service guarantee, and we always explain this before work starts.

Fixing boards from above and below

Loose boards are usually caused by old cut nails that have worked free, or by joists that have shrunk and twisted over time. Boards are secured with modern fixings set below the surface, so they are hidden once the floor is finished. Where boards bounce, we check the joists underneath and add noggins or support where needed. You end up with a floor that is solid, flat and quiet.

Why repairs come first

Repairs always come before sanding, because sanding loose boards leaves dips and ridges. A sound floor sands evenly and holds its finish for years. If you are planning a restoration, see our guide to restoring Victorian floorboards.

FAQ

Questions about floorboards repairs

All questions
Is gap filling covered by your guarantee?

Our 3-month guarantee does not cover gap filling. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We use the most suitable method for your floor to keep this to a minimum.

How should I prepare the room?

Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.

Can damaged boards be replaced invisibly?

We match the species, width and age of your boards wherever possible. After sanding and finishing the whole area, repairs are very hard to spot. Learn more about wood floor repairs.

What is the best way to fill floorboard gaps?

Smaller gaps are filled with resin mixed with fine sanding dust, so the colour matches. Larger gaps are best filled with tapered pine slivers, glued and planed flush. Our gap filling guide compares the two.

How do you stop a floor creaking?

Squeaks usually come from loose boards rubbing against nails or joists. We screw loose boards down into the joists and fix any loose noggins below. Read about causes and fixes.

Can you restore boards that have been painted?

Yes — original boards often hide beautiful timber under old paint and varnish. We punch down nails, replace split boards and sand back to fresh timber. Read our floorboard restoration guide for the full process.
