Floor Sanding Services
Professional, dust-free sanding that brings tired wooden floors in Epping back to life — from Victorian boards to herringbone parquet.
There is nothing quite like the look of real wood brought back to life. We take worn, scratched and discoloured floors right back to fresh timber, then protect them with a finish chosen for the way you live.
Every job starts with a free survey and a fixed written quote, so there are no surprises on the day. Extraction on every machine captures around 99% of dust at source, so your home stays clean while we work.
Our floor sanding services
No two floors are the same, so we offer a range of specialist services. Most projects combine two or three of these:
Parquet floor sanding — multi-direction sanding for herringbone, chevron and block floors.
Solid wood floor restoration — deep scratches and old finishes removed from oak, maple and other hardwoods.
Original floorboard restoration — Victorian and Edwardian boards brought back to their best.
Gap filling — resin filler or reclaimed pine slivers to cut draughts.
Wood floor staining — colour samples on your own floor before we commit.
Staircase stripping and refinishing — old paint stripped and timber stairs refinished.
Decking restoration — weathered decks brought back with UV-resistant oils.
What happens on the day
We start by protecting your home: skirting, doorways and nearby rooms are masked, nails are punched below the surface and any loose boards are secured. If boards or blocks are damaged beyond sanding, our wood floor repairs team replaces them with matched timber first.
We then sand in several passes, moving from coarse to fine abrasives, taking off old coatings and flattening cupped or uneven boards. Edgers and detail sanders take care of the perimeter, corners and under radiators.
Finishes we use
Hardwax oil gives a natural, matt look and is easy to touch up, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. Our article on oil versus lacquer covers the differences in more detail. We only use low-VOC oils and water-based lacquers.
Who we work for
Most of our work is in family homes across Epping, but we also restore school halls, church floors and offices. See our services for public spaces for larger projects that need careful scheduling.
After we finish
You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. Oiled floors stay at their best with periodic re-oiling and maintenance, which we are happy to carry out.

Common questions
How many days will my floor take?
Most single rooms are sanded and finished in one to two days. Bigger floors or extra repairs take longer, and we confirm the schedule with your quote.
Is floor sanding really dust-free?
Extraction on every machine captures around 99% of the dust before it reaches the room.
Can my floor be sanded?
Solid wood, parquet and floorboards almost always can; engineered boards need a wear layer of about 3 mm or more. We check this at the free survey.
Do I need to move out while you work?
Not usually. We plan the work room by room so you can stay at home. Our water-based finishes have very low odour.

Questions about Floor Sanding
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
How should I prepare the room?
Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.
Do you need electricity and water?
We need access to a standard power socket and, ideally, parking near the property. Our machines run on domestic power, and we bring all tools, materials and dust sheets.
What does floor sanding cost per square metre?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Is the finish safe once it is dry?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
Do you need to visit to give a price?
Often, yes. A few clear photos and the room sizes let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.
What our customers say
Stairs and hall look fantastic
“We had the hallway floor and stairs done at the same time so everything matches. A really tidy team and the price was fair.”
Coopersale
Engineered floor sanded beautifully
“Another company told us our engineered floor could not be sanded. These guys checked the wear layer and found plenty to work with. It looks like it was laid yesterday.”
Ongar
Decking looks much better
“The deck looks warm and rich again. We had to rebook once because of rain, which is understandable, and they rearranged quickly. Happy with the result.”
